 Income verification (you must be able to verify income, i.e. paystubs (last 30 days), W2’s, tax returns, social security, award letters and/or housing assistance documentation)
 Contact information for current & previous landlords
 Identification documents submitted for each applicant (current state-issued photo ID’s or a current passport are acceptable forms of ID)
 Application fee paid for by all applicants
 Signed acknowledgement of rental criteria

Other Costs involved:
 Administrative Fee $150
 NSF fee $35
 Late fee is 10% of monthly rent, assessed on the 6th day of the month
 Pet fee of $500/pet. Applies to pet friendly properties (Non-Refundable)

Move-in Fees: Due upon lease signing
 First Month’s Rent plus any partial month’s pro-rated rent
 Security Deposit (Refundable)
 Administrative Fee (Non-Refundable)

Application approval is based on the following:
 640 Minimum Credit Score
 2 Years of Positive Rental or Mortgage history
 Verification of 3 times the monthly rent in income

Application may be approved with a co-signer if the following are not met:
 Credit Score Less than 640
 Less than 2 years of Positive Rental or Mortgage Payment History
 Income less than 3 times the rent in income

Application Denial Based on:
 Outstanding balance with a past landlord or rental agency (This may be waived if the outstanding balance is paid in full at the time of application processing and proof of payment is shown)
 Any prior evictions
 Criminal background containing conviction of a drug or sex related nature
